Every season brings its own maintenance challenges to homeowners. At Handy Andy’s Handyman & Sprinkler Repair, we handle most of your Orlando home’s seasonal and monthly maintenance and if we don’t do it ourselves we know qualified, reliable companies that do. You will notice that some items appear more than once on our list. These maintenance items should be done more than once per year.

• Check fire extinguishers. Recharge if necessary
• Clean all curtains and drapes
• Touch up interior paint

• Inspect easy to reach/exposed plumbing for dampness
• Buff, clean and wax any wood floors

RAINY ORLANDO SPRINGS

• Trim any trees or greenery that is coming into contact with your roof or any part of the exterior of your home
• Clean upstairs windows
• Inspect roof for lose shingles or tiles, warping, cracking, and aging.
• Touch up exterior paint
• Inspect home’s foundation for settlement, cracks, and water penetration
• Check and replace window screens as necessary

HOT ORLANDO SUMMERS

• Spray for pests (seasonal pest control)
• Inspect easy to reach/exposed plumbing for dampness
• Lubricate all doors and locks. This includes the garage door
• Patch any concrete or asphalt on patios, decks, walkways, or driveway
• Clean and lubricate all window tracks and sliding glass doors
• Power wash, seal, repair, refinish, paint, and stain all decks
• Fix damaged caulking around vanities, backsplashes, floor tiles, tubs, toilets, sinks, and counters
• Inspect and test all major household appliances according to owner’s manuals

WINDY ORLANDO FALLS

• Inspect all windows and screens
• Spray for pests (seasonal pest control)
• Clean upstairs windows
• Clean A/C registers and grills
• Clean and check fireplace and chimney
• Trim any trees or greenery that is coming into contact with your roof or any part of the exterior of your home
• Inspect your doors’ weather stripping. Replace as needed
• Clean and adjust furnace, humidifier

MONTHLY MAINTENANCE

• Inspect and replace all filters (furnace, air conditioner, and pool)
• Walk outside and examine general condition of the home’s exterior
• Test and change fire alarm and smoke detector batteries

OTHER COMMON HOME MAINTENANCE ITEMS INCLUDE:

• Installing and removing holiday decorations
• Changing hard-to-reach light bulbs
